Notice Of Easement & Sale of Land

On August 26, 2026, upon the approval of our Association attorney, a Sanitary Sewer
Easement Agreement was finalized between Kinderton Village Residential Homeowners
Master Association, Inc and Kinderton Farms NC Owner, LLC as a condition precedent
for the sale of land owned by Hillsdale Group, LLC. The land purchase contract was
finalized on August 28, 2026.

The development property is that which is bordered by the Lowes Foods Shopping
Center, Kinderton Village residential community and Interstate Route 40.
The lot, through which this easement is granted, is not able to have a dwelling
constructed upon it and thus is unusable.

The Sanitary Sewer Easement Agreement permits the developer, Kinderton Farms NC
Owner, LLC, to use the easement. The easement connects the development’s sewer
line to the shopping center’s sewer line, which runs alongside the Kinderton Village
properties on Pinewood Lane. The Kinderton Village and the Kinderton Farms sewer
lines will not be connected.

Upon the sale of the land, approximately $1.4 million is to be immediately made
available and restricted exclusively for the upgrades to the existing sewage pumping
station. This upgrade will expand the pumping capability of this facility by almost 100%
and provide for improved capacity of the sewage facility holding tank.
The developer estimates that the upgrading of the sewage facility will take six months to
complete. At the same time, the development of the property will begin.
It is anticipated that the development of the property will take approximately one year
before any housing construction begins.

The development will consist of 141 single family rental housing units. These homes will
have either three or four bedrooms with two car garages and a combination of
architecture featuring villas, detached homes as well as townhomes. The developer will
be offering seven different floor plans. There will also be a clubhouse, pool and a dog
walking park all within this gated private gated community. Two entrance and exit
roadways are expected at Old Towne Drive and near the Hampton Inn. The developer
intends to have these dwellings complimentary to the architectural style of the homes in
Kinderton Village.
